Have you ever had these thoughts?
1. I have to build my credit.
2. I'll never be able to buy a home without credit.
3. I need to take a loan to build my credit.
4. I need this credit card to build my credit.
Let me tell you ~You don't need credit!
You need collateral.
You need to collect deeds and titles, not loans and mortgages, to build
security and wealth.
If your home is not paid for, you don't own it and it can be taken from you.
The most important investment you will ever make is your own home.
Once you hold the deed to your property, you have collateral
and can easily get an emergency loan from any bank.
Do not buy your home to turn a profit later on! Buy your home to live in without having to make monthly payments.
If you find a home that you can't afford to pay cash for,
make arrangements with the owners to make payments to them
without interest.
Pay cash for your home and upgrade it as you need to.
Thousands of homes are available all across the country
and I'll show you how to find them.
Benefits of living without "credit"
1. Living this way allows Moms to stay home and raise their children
if they choose to, provided they have a working Dad in the picture.
2. You will always be debt free
3. All of your income will go to supply your family needs,
NOT to make bankers wealthy!
4. You will build real wealth and security, no longer living month to month.
5. You will have more than than you ever had while living on "credit".
It Works For Me
We don't use "credit" of any kind. I pay cash for everything. I have no debt and
all my money goes to purchase what I need, NOT to pay interest on credit cards or
mortgages. How much is your monthly mortgage payment? How many jobs do you
have to work to make these payments?
My mortgage payment is zero. I use our income to buy new appliances and make upgrades
on our home as needed.
To afford our needs we shop online. I call it Green Shopping, saving the planet (gasoline)
and my budget at the same time. We also shop local thrift shops, supporting
charities (Boys Youth Ranch) and saving my family from debt at the same time.
Credit Cards - don't get one! Buy only what you can afford.
Get a prepaid Visa at Walmart or use the Visa Debit card that
comes with your checking account to take advantage of online shopping savings.
special note - some of you have learned how to use credit cards that give cash back
to earn enough to pay some household bills doing this - I'm not referring to you.
First Step in building real wealth is holding the deed to your own home.
This was so important to me that I was willing to move to another state to be able
to own my own home outright.
If you can't move contact your local County Courthouse. Ask for the list of properties
that they have already foreclosed on and are now available for purchase from the County.
Investors have been buying these same properties and then listing them
with Real Estate agents at full price. You can skip the full price, the realtor fees, the mortgage, the huge closing costs by simply buying from the county. Your local county
also has a county attorney who is a public servant and he or she will help you
with this.
craigslist is a free way to connect with people who are serious "don't wanter's".
They often have a second or third home that has become a burden to them.
Post a free ad in your area asking for the size home you need and explaining your situation.
You will connect with wonderful people that will help you.
Bid4Assets has $1, no reserve, no minimum auctions where the bids start at $1
and the highest bidder wins, even if no one outbids your $1!
ebay residential is also a great place to find homes you can afford to pay cash for.
Read the terms carefully to see if you are bidding on the price of the home
or only on the down payment of an owner financed loan.
How to deal with repairs:
Expect to make repairs. Think of it as "doing it your way" or making
your home your own.
The economy is so bad that you can easily hire local skilled workers,
plumbers, electricians, roofers, etc to do side jobs for you at a fraction of the
usual cost while helping them survive at the same time.
Every month I take the money that would of been my house payment
and hire a local to fix something.
Appliances:
1. Take advantage of the huge online discounts at Sears and other stores
to buy your appliances, use the rebates to pay for delivery and installation.
2. Use Ebates or similar to get cash back on all your online purchases
3. use promo codes to save huge amounts of money!
4.Buy Green upgrades (tankless water heaters, bio fuel flex stoves) and take advantage
of the tax credits.
For once, let this economy work for you!
It may take some doing to set your life up this way, but it IS worth the effort!
One last thought: After you pay cash for your home and get it livable,
you can buy a few rentals the same way and create income!
